1.Prospective Tenant Information 

Found a property that you love? 

Leasing properties with us is simple! Complete an Application Form in full (see 'Tenant Forms'), inclusive of 'Privacy Statement'.  Hand deliver to our office at 1450 Logan Road, Mount Gravatt. You will need to attach a copy of your license or passport to your application. If there is more than one person applying for the property each adult must fill out an Application Form.

We look to process all applications within 48 hours from hand in time, subject to the successful contact of your referees. Each application is subject to a credit and tenancy database search. All applications are referred to the Landlord, who will ultimately make the decision. We advise all applicants of the Landlords final decision.

Once acceptance is advised the one weeks rent must be paid within 24 hours by cash, Bank Cheque or Australia Post Money Order. Please make this payable to 'Central Realty'.  On the day you sign the lease you will be required to pay full bond (4 weeks) plus two weeks rent in advance must be paid prior to keys being given to you.  A 'Tenant Information Kit' will also be provided to you. This kit contains practical information relating to the property and your tenancy.

Your future rental payments can be made by cheque, money order or via a periodic payment arranged through ‘Rent Card’. For security reasons we do not accept cash payments.

2.Current Tenant Information 

The following information is provided for your assistance during your Tenancy.

KEYS
When you commence your Tenancy, you will be given one set of working keys to the premises for each adult on the lease. Extra copies you may require for your Tenancy should be cut at your own cost. Please be aware that if you do change the locks, you are required under the Residential Tenancies Act '97 to provide our office with a complete set of keys for any new locks, likewise, any change to Security Alarm Codes should be advised to this office. In the event that you lock yourself out of your home, contact the office to confirm that a spare set of keys is held. You can collect these during office hours at no charge. Photo identification is required in order to collect the keys. Note: Keys can only be collected by a person named on the Tenancy Agreement. In the event this occurs out of hours, you will be required to pay $55 including GST before the keys can be collected. 

CONDITION REPORT
This document is as equally important as the Lease Agreement you signed as it establishes the condition of the property at the commencement of your tenancy. The condition report is used as a comparison at the end of your tenancy and is the basis on which your bond is refunded. Please ensure you check the Condition Report thoroughly upon moving in. You have three working days after the commencement of your tenancy to complete and return this report. If you neglect to return a signed copy of this report, you could forfeit your right to object if there is a disagreement at the end of your tenancy.


RENTAL PAYMENTS
Rental is due and payable in full and in advance. We are vigilant in our monitoring of arrears and pursuing outstanding money for our Landlords. Our methods are to reach you in the most convenient ways with the courtesy of a telephone contact, and by reminder notices. It is important that should unforeseen circumstances arise and you cannot pay your rental by the due date, that you contact your Property Manager to discuss your situation so we may update your Landlord accordingly.


REPAIRS AND MAINTENANCE
We require all repairs and maintenance requests to be advised in writing to our office. Where urgent attention to a problem is required, a phone request will be accepted. A copy of our maintenance request form is located in our ‘Tenant Forms’ section of this website. As we act on direct instructions from your Landlord, Central Realty (and the Landlord) will not pay or reimburse any maintenance accounts not previously authorised or instructed by this office. In the case of an after hours urgent repair (as specified under the Residential Tenancies Act '97), please contact 07 3343 8000 where you will be provided with a full list of our preferred tradespeople who can assist you.


ROUTINE INSPECTIONS
Routine inspections are carried out by your Property Manager every four months. You are notified of a date and time in writing and should you wish to be present at the inspection you may do so. Note: you are not required to attend.  Landlords are provided with a written report after each inspection of both the internal and external presentation of their property.


VACATING THE PREMISES 
The appropriate notice must be given to our property manager as per the Residential Tenancy Act, fourteen days before the end of the lease. This notice cannot be for a date earlier than the lease expiry date and the notice is taken from the date our office receives the letter. Please note that rent is always payable up until the date all keys for the premises are returned to our office. After receiving your advice on vacating, your Property Manager will request availability of the premises for inspections to be undertaken prior to you vacating the premises. This will allow our office to show potential Tenants through the property. In the event that you have to leave the lease expiry date you will incur additional costs for breaking your lease agreement. Please contact your Property Manager to discuss your situation and for a full list of charges that will apply.


CHANGES TO TENANCY ARRANGEMENTS
Your Landlord has approved the tenancy in the names stated on the Lease Agreement. If a new person wishes to occupy the property, their application must be similarly approved. Any change in occupants will affect the bond refund process when you vacate, therefore, it is imperative that our department procedures are strictly adhered to. Contact your Property Manager to discuss and confirm this process. If the Lease Agreement is in joint or multiple names, all parties are individually and jointly responsible until further documentation is approved and executed. In other words, if the Agreement is in multiple names and all other parties are responsible to meet that commitment.
